If you are watching the New Hampshire real estate market in 2026, three cities keep coming up in conversation: Manchester, Nashua, and Concord.
So which one is moving fastest?
Based on the latest March 2026 city-level housing data, Concord had the shortest median days on market among the three at 34 days, followed closely by Nashua at 35 days and Manchester at 38 days. But that does not tell the whole story. Nashua showed stronger year-over-year sales growth, Manchester remains one of the most competitive larger markets in the state, and the broader Manchester-Nashua metro continues to rank nationally as a hot market.
In other words: Concord may be moving slightly faster by days on market, Nashua has strong buyer activity, and Manchester still has deep demand and strong competition.
As a local New Hampshire real estate agent, I always remind clients that “fastest” depends on what we are measuring: days on market, number of homes sold, buyer competition, sale-to-list price, or how quickly the best homes attract offers.
The Big Picture: NH Is Still Competitive, But More Strategic
New Hampshire is not in the same market we saw during the most intense pandemic-era buying years. Buyers are more selective, mortgage rates still matter, and pricing strategy is more important than ever.
At the same time, inventory remains tight. New Hampshire REALTORS® reported that the first quarter of 2026 had about 1,400 homes for sale on average each month, compared with roughly 3,600 in early 2019 and more than 7,100 during the last balanced market period.
That limited supply is why well-priced homes in Manchester, Nashua, Concord, Derry, Merrimack, and Londonderry can still move quickly.
Nationally, Realtor.com’s March 2026 data showed active listings rising, but the Northeast remains far below pre-pandemic inventory levels. That keeps many New England markets seller-friendly compared with other parts of the country.
Manchester, NH: Strong Competition and a Larger Buyer Pool
Manchester continues to be one of the most important markets in Southern NH. It has a larger housing stock than many nearby towns, a mix of single-family homes, condos, multi-families, and commuter-friendly access to I-93, I-293, Route 101, Bedford, Hooksett, and Londonderry.
In March 2026, Manchester’s median sale price was about $446,000, with homes selling in a median of 38 days. Sales volume was up year-over-year, with 80 homes sold compared with 67 the prior year. Redfin also rated Manchester as “very competitive,” noting that many homes receive multiple offers and that hot homes can go pending much faster.
What I see in Manchester is a market where presentation and pricing matter a lot. A home that is clean, well-marketed, and priced correctly can still generate strong activity. But buyers are not ignoring condition anymore. If a property feels overpriced or needs obvious updates, it may not move as quickly as sellers expect.

Nashua, NH: Strong Buyer Activity and Above-List Sales
Nashua is one of the most watched markets in Southern New Hampshire because of its location near the Massachusetts border, commuter access, shopping, employment centers, and proximity to Merrimack Valley MA communities like Lowell, Lawrence, Methuen, Andover, and North Andover.
In March 2026, Nashua’s median sale price was about $477,500, essentially flat year-over-year. Homes sold in a median of 35 days, and sales volume increased from 58 homes to 71 homes year-over-year. Redfin also reported that 53.5% of Nashua homes sold above list price, which is a strong signal of buyer competition.
That is why I would not look at Nashua as “slower” just because its median days on market was one day longer than Concord. Nashua has a strong buyer pool, and its proximity to Massachusetts continues to matter.
For buyers, this means you need to be ready before the right property hits. Pre-approval, offer strategy, and understanding your true monthly payment are critical. Freddie Mac’s April 23, 2026 Primary Mortgage Market Survey showed the 30-year fixed-rate mortgage averaging 6.23%, so even small price or rate differences can affect affordability.
For sellers, Nashua can still be a strong market, but buyers are comparing options carefully. The best results usually come from accurate pricing, strong photography, thoughtful presentation, and a launch strategy that creates early momentum.
Concord, NH: Slightly Faster by Days on Market, But Smaller Volume
Concord came in slightly faster than Manchester and Nashua by median days on market in March 2026. Redfin reported Concord homes selling in a median of 34 days, with a median sale price around $419,500.
But here is the nuance: Concord had fewer closed sales than Manchester or Nashua, with 26 homes sold in March 2026, down from 33 the prior year. Redfin also reported a lower share of homes selling above list price compared with Nashua, and a higher share of price drops.
That tells me Concord is moving, but it may be more selective. Buyers may act quickly on the right home, especially if it is priced well, but sellers cannot assume every listing will command the same urgency.
Concord can appeal to buyers looking for a capital-city environment, access to state government and employment centers, and a slightly different pace than Manchester or Nashua. But from a seller strategy perspective, I would still want to look closely at property type, price point, condition, and nearby competition before deciding how aggressive to be.
Quick Side Note: Derry Is Worth Watching
Even though this blog focuses on Manchester, Nashua, and Concord, I would absolutely keep Derry on the radar. In March 2026, Redfin reported Derry homes selling in a median of 13 days, with the median sale price up year-over-year and sales volume increasing.
That is a very fast pace, although Derry had a smaller number of sales than Manchester or Nashua. Smaller sample sizes can swing month to month, but Derry, Londonderry, Merrimack, and nearby Southern NH towns are still important for buyers and sellers comparing options outside the larger cities.
So, Which Market Is Moving Fastest?
Here is the simplest way to think about it:
Fastest by median days on market: Concord, at 34 days.
Strongest buyer competition signal: Nashua, with more than half of homes selling above list price.
Strongest larger-market demand and visibility: Manchester, especially as part of the nationally hot Manchester-Nashua metro.
Fastest nearby market to watch: Derry, based on March 2026 days-on-market data.
The broader Manchester-Nashua metro ranked No. 4 on Realtor.com’s March 2026 Hottest Housing Markets list and had ranked No. 1 in February 2026. Realtor.com’s hotness rankings are based on buyer demand, measured by listing views, and market pace, measured by listing days online.
That tells us Southern NH is still very active, even if the market is more strategic than frantic.

The best homes are still moving quickly.
